SMALL PETS

Small Pets are welcome at Th’ Woods Buffalo River Cabins. They must be quiet and if unattended or taken to common areas, they must be leashed while out of doors. Pets are not to be left alone in the cabins/lodge. Use the pet walk area and be sure to clean up after your pet.

Pet Good Behavior Deposit: $25.00 - Refundable with good behavior.

HORSES

Horses are welcome at Th’ Woods Buffalo River Cabins. There are a number of really good horse trails in the area both on our property as well as the surrounding area. On request, we can provide you with a map of the area. There is a $5.00 per night boarding charge per horse. For your horse, we offer a 3 acre community corral with a common shelter and running fresh water provided - you provide the food. We do require that you sign a liability waiver with us on check-in.

ATV USE - FOUR WHEELING

ATV's are welcome at Th’ Woods Buffalo River Cabins. There are a number of really good ATV trails in the area -- both on our property as well as the surrounding area including county off-blacktop roads. There is no charge for their use. However, we ask that you be a good neighbor and consider other visitors and practice good common sense in your ATV usage. Please do not go to cabin areas other than your own and no riding between dusk and 8:00 AM. We do require that you sign a liability waiver with us on check-in.

SMOKING

Please, No Smoking in the cabins and common areas such as the wash room. A smoking area is provided outside each cabin/lodge. Please never through burning cigarettes or matches on the ground as they can start fires in the woods.

BURN-BAN PERIODS

During the dry seasons, the local fire departments occasionally announce Burn-Bans for the area. Because of the extreme dryness of the woods and grass areas and the danger of possible fires, we ask that you do not cook on the grills or use any fire outdoors for any reason when these are posted.

BOOKING YOUR STAY

Reservations for your stay at Th’ Woods is as simple as calling us by phone (1-870-448-6330) or you can contact us by eMail. Click TheWoods[At]TheWoodsBuffaloRiverCabins[Dot]Com to request dates. Please have the following information ready:
       • The cabin or lodge you want with the number of adults and children
       • The number of nights and date(s) you would like to reserve
       • The number of pets or horses you'll have with you
       • How you will be making the deposit - See Payment Options above
       • Any special needs or services that you will be needing

RESERVATION MINIMUMS
       • Weeknight (Mon-Thur) Bookings: No minimum for cabins and lodge
       • Weekend (Fri-Sun) Bookings: 2-night minimum for cabins and lodge
       • Holiday / Festival Week-End: 3-night minimum for cabins and lodge

Reservations are not confirmed without a deposit. Tentative reservations will be held for 10 Days pending receipt of your deposit.

DEPOSITS

The minimum deposit is one half (50%) of the total amount of your contracted reservation for lodging and any other services contracted for. Holiday or Festival Week-End reservations are payable in full at time of reservation. Please note: ALL appropriate Federal, State and Local Sales & Use Taxes will be added to your invoice.

BALANCE DUE
The remaining balance is due & payable on check in. Any added charges will be invoiced at the end of your stay. Please note: ALL appropriate Federal, State and Local Sales & Use Taxes will be added to your invoice.

CANCELLATIONS AND CHANGES

Changes in contracted reservations may be made if alternate accommodations or dates are available.

Cancellation if 21 days or more, prior to check in date:
       • Refund amount of deposit less handling fee of 10% of total contracted reservation - minimum of $15.00.

Cancellation if 20-10 days prior to check in date:
       • If we are able to rebook your accommodations:
           Refund amount of deposit less handling fee of 10% of total contracted reservation - minimum of $15.00.
       • If we are unable to rebook your accommodations:
           Refund amount of deposit less handling fee of 10% of total contracted reservation - minimum of $25.00.

Cancellation if 9 days or less prior to check in date:
         • Loss of Deposit

No refunds are made for Early Departures, Inclement Weather, Acts of God, Holidays/Festival Weekends, Packages or Custom Quoted Accommodations.
